Carolyn Brown, Planning Secretary
Rollie Johnson
MEETING DATE: June 21, 2000 TIME: 7:30 A.M.
Conference Room #3
PLACE: Auburn City Hall,
Per Paul the new hangers are now occupied. Stan Brown stated that he has moved into his
hanger. Paul said that only about 6 to 8 people left open hangers for the new hangers. All
hangers are now fully rented. Discussion on the process and the contractor. City not fully
satisfied with the work. City had issues especially with fire codes. Contractor is required to build
to city codes. City staff had to install the sprinkler-stand pipe since the contractor wanted an
excessive amount of money for the work: Doors still need to be adjusted. Per Paul because of
the move-in time, the City will charge half rent for first month of June. Will show as credit on next
bill. New rate is $290 plus tax. 40 hangers with 26-27 new aircraft added to field. Approximately
300 airplanes now on field.
People who want to build their own hangers, especially at the south end of the Airport, have
approached City. Some have corporate aircraft, which have a .Wider wing span -and would like
to build twin hangers or even three bay. Some have aircraft they are restoring. Next 40 hangers
could be condos or rentals. Per appraiser, the ground rental rates should be at .33c a foot. The
City at this time, gives Airport .20c on each dollar and .80c to retire bond for each dollar of rent
charge for the new hangers. Once bond debt paid off, the hangers would bring revenue to city.
Discussion on the continued growth and how the City cannot afford to build the larger hangers at
this time. Paul will approach Council with recommendation to lease property so tenants can build
their own twin-hangers. There is plenty of land at the airport to build more hangers. Discussion
of the 23 acres to west, and where entrance will be. Discussion of Reynolds building on the City
easement.
W & H Pacific will update Master Plan, and then the City will be in line for FAA improvement
funding. Airport Advisory Board will work on the Master Plan. They will help to decide what to do
with the west 23 acres. Also, decide what to do with taxi lanes, as they are too narrow. Need to
be wider for more runway clearance. Paul said also will work on the need for displaced
thresholds, especially with the addition of more planes. Rollie Johnson said this threshold would
be a factor in the safety margin of deciding to take off. Discussion on the take off limitation to
cabin class aircraft Also the fact that the Auburn airport is a good location for business craft.
Rodger asked if all the hangers would be built to our specs? Paul stated yes, would look like
existing hangers. Paul also said that the builders would rent the land up to the paved taxi lane,
so they would pay for dead space around the building.
Discussion on other fields and hanger space and location of the Auburn airport Also, discussed
the space left and the building expense. Rodger asked if the hangers could be built and joined
together?. Paul discussed the many factors on building nested hangers. Fire specs are a big
factor, especially sprinklers. Discussion on sprinklers and types and requirements and cost. The
new end unit storage spaces have huge pipes, which took up some space. The City had to
reduce the rent a little because of the loss of the square footage. Also, there was a problem with
some of the Washrooms. Had to be built ADA accessible and the contractor put the toilets too
close to wall. Now the contractor-has to change the door. This should be done within 45 days.
Discussion on sweeping of the airport paved areas and cleaning up the areas. The Board
members maintained that the slurry coat on the paved surface is deteriorating. When the wind
blows this debris causes damage to airplanes.' Per Paul the resurfacing of the area is in the next
year FAA budget. General discussion on how to clean the area and remove the debris. Need to
run sweeper once a week to start then can taper off. Paul will call streets to schedule a time.
Rodger suggested work release and Paul said Airport will actually have a work release person
next week at the airport.
Joe mentioned security. Paul said the south gate is not working. The detection loop was not
working and someone drove thru gate. The gate closed on his truck and he drove off with the
gate. Now the gate needs to be replaced. The new gate will have a better sensor system. The
Sensor loop in the north gate will be moved farther away from the fence.
City had the re bid on tree cutting. Standing water is gone now, but the one bid received was
higher then last winter's bids. $45,000 for cutting trees and building fences. $30,000 for cutting
trees alone. Trees are on a wetland, cannot disturb wetland. FAA will pay for the fence from 30~
Street to the west 23 acres area. Discussion on the bid process.
Discussion on new Unicom system. Jefferson County airport at Chimicum has one. State is
pooling names and Aubum needs to give name to state. Group would like to see Auburn get a
new frequency. The Unicom system, gives weather approach, wind, and altimeter. Certified by
FAA. Discussion on features. Discussion on FAA funds for small airports and the use of these
funds.
Stan had questions regarding the wash rack. Does it belong to the City? Paul stated yes.
Discussion on wash rack. Plan a location for new wash rack. Auburn Flight Service uses wash
rack a lot.
Discussion on safety factor at the airport. More buildings going in around airport.
"Good Old Days" at the Airport has been canceled. Vonnie Moore called Joe. Per Joe they will
still do the young Eagles and offer airplane free rides.
Group agreed to do a summer night meeting. Jamal agreed to let group use his hanger last year.
Meeting scheduled for July 19 a Wednesday evening at 7:00 pm.
Discussion on planes at the airport.
Stan looked at the detention pond and was wondering if the mat will float now, as the vegetation
is growing thru the mat. Paul said it just needs to be weed whacked.
Meeting adjourned.
